s Donald Trump prepares for his return to the White House next month, Washington's high-end real estate market is bracing for a surge in demand from billionaires and power players. Brokers expect a flurry of multimillion-dollar deals in elite neighborhoods like Kalorama and Massachusetts Heights.
"We'll see big numbers transact again starting around January," said Michael Rankin, principal at Sotheby's International Realty in DC. These high-end buyers have been waiting for clarity before making large purchases. Following Trump's re-election, real estate brokers anticipate a wave of transactions as his administration's multimillionaires and billionaires seek to establish their presence in affluent neighborhoods.
Trump's inner circle made significant purchases during his first term, with Commerce Secretary Wilbur Ross buying a $12 million Beaux-Arts mansion and Treasury Secretary Steve Mnuchin shelling out $12.58 million for a 16,000-square-foot estate. This time around, brokers are fielding inquiries from high-profile officials, although details remain under wraps due to NDAs.
Kalorama is likely to see the bulk of activity, with its palatial homes and diplomatic residents making it an attractive destination for Trump's team. However, Georgetown, known for its liberal reputation, may not host many members of Trump's administration.
While some high-profile figures like Elon Musk are unlikely to make a splash in the local market, others may be more active. "My team has had calls from people at agencies saying they might need to sell," said Eva Davis, an executive vice president at Compass. There's also concern that Trump's team may not be as invested in DC as past administrations, given his frequent stays in Florida and New York.
