West Coast real estate firm buys Aurora industrial property for $15.8 million

RK Mission Critical is the sole tenant through 2029.

he Koll Company, a California-based real estate firm, has acquired the RK Mission Critical building at 17450 E. 32nd Place in Aurora for $15.8 million. This marks The Koll Company's first acquisition in Colorado since 2007 and its seventh property in a new state. "We're excited to expand our portfolio into the Denver market," said Scott Meserve, principal of The Koll Company. "The market fundamentals ended strong in 2024 with low vacancy rates and sustained leasing activity."

    Built in 1999, the over 142,000-square-foot industrial building has been recently upgraded with a new roof, asphalt, loading areas, and office improvements. RK Mission Critical, a subsidiary of RK Industries, is the sole tenant through 2029. The company provides custom-engineered modular solutions as a single-source provider.

    The Koll Company's acquisition strategy focuses on the Western U.S., with over 6 million square feet in its portfolio. Meserve noted that the 6.21% cap rate and low basis per square foot made this deal attractive. Colliers brokered the transaction, representing both parties. The Koll Company was founded in 1962 as a regional construction firm and has since grown into a leading real estate services company with over $1.3 billion in assets.
