West End Development Secures Potential $49 Million Subsidy Boost

ycamore Development has overcome a major hurdle for its $103 million project in Dallas' West End. The developer, partnered with Hunt Capital Partners, secured initial approval for a $49 million city-backed subsidy to build the West End Lofts on Elm Street. This project includes 154 residential units, with 63 set aside for affordable housing targeting low-to-moderate income households.

    The development features 20,000 square feet of retail space and a pedestrian plaza within a renovated 1925 structure. The centerpiece is the adaptive reuse of the five-story Emerson-Brantingham Building, constructed in 1904, which will house 56 residential units. Funding comes from various city channels, including the City Center Tax Increment Financing District and public-private partnership funds.

    Sycamore Development is also working on another project – the $55 million adaptive reuse of Dallas' historic Cabana Hotel into 175 apartments offering market-rate and affordable housing options. The historic buildings will require minimal structural modifications. Construction for West End Lofts is set to begin in the second quarter, with completion expected by early 2027.
