in.IT America has leased a 606,500-square-foot warehouse at the Grand Crossing South business campus in the City of Industry. The company, a locally based unit of Shanghai-based WinIT Information Technology, signed a long-term lease for Building 5 at the 290-acre campus. Financial terms were not disclosed.
The building features 40-foot clear heights, 111 dock-high doors, and parking for 663 cars and 162 big-rig trailers. This lease brings Win.IT's total space at Grand Crossing South to nearly 847,000 square feet, following a similar deal in 2023 for Building 4.
"We're seeing continued strong interest from a wide range of users," said Hank Darnell, senior vice president at Majestic Realty, the developer behind the campus. The San Gabriel Valley industrial market had a vacancy rate of 5.6 percent in the third quarter, with asking rents down to $1.51 per square foot.
Win.IT America focuses on cross-border e-commerce distribution and has nine fulfillment centers across the US, totaling 5.84 million square feet of warehouses. Majestic Realty owns over 400 buildings containing 91 million square feet of industrial, retail, office, and multi-family space, as well as sports and entertainment projects.
