Yogurt company takes over historic Bowery property

hobani has secured a deal to occupy the entire 121,000-square-foot boutique office building at 360 Bowery, a 22-story structure developed by CBSK Ironstate and designed by Morris Adjmi Architects. The building is situated in the heart of Noho, near trendy spots like the East Village Standard Hotel, making it an attractive location for tech and crypto executives who want to be close to their Lower East Side apartments and nightlife haunts.

    The project's brokers, David Kleiner and Carlee Palmer of JLL, had been negotiating with several tenants, including Chobani, which ultimately decided to take the entire building. The asking rents ranged from $120 to $200 per foot for the 5,812-square-foot penthouse, a duplex with a private 800-square-foot terrace.

    Chobani is currently nearing the end of its three-floor lease at 200 Lafayette Street, where it has housed test kitchens, executive offices, and staff since 2015. However, after expanding into the fifth floor in 2018, the company decided to sublease that space due to having too much room. The CEO's recent acquisition of La Columbe coffee roasters and Anchor Brewing Company led Chobani to search for more than double its current office space.

    The new building at 360 Bowery offers a range of amenities, including a 2,900-square-foot terrace on the seventh floor and an 11th-floor space with a 1,500-square-foot terrace. The building also features a 5,278 square-foot retail space that can be divided into up to three shops or incorporated with the second floor, providing Chobani with options for opening an outlet or restaurant serving its products.
