Coworking provider Nomadworks has secured a new location in New York's Chelsea district. A lease for 33,783 square feet (approx. 3,140 square metres) at 122 West 27th Street marks Nomadworks' fourth location in New York City, about two blocks west of Madison Square Park. The future coworking spaces will encompass the entire ninth, tenth, and eleventh floors of the twelve-storey office building owned by the Rosen family, as announced by Koeppel Rosen, the landlord's leasing and managing agent.
Steven Cohen, CEO of Nomadworks, stated that the company was delighted to continue its growth after successfully opening 295 Madison Avenue at the end of 2025. He views Chelsea as a natural next step, as the district hosts a very strong community of technology and artificial intelligence companies seeking high-quality work environments, which Nomadworks provides.
Details of the Lease and Expansion
Max Koeppel of Koeppel Rosen represented the landlord in this transaction, which was first reported by CoStar. LSL Advisors negotiated on behalf of Nomadworks. The lease, signed in early September, has a term of 16 years, with an asking rent of $32 per square foot. The New York-based company Nomadworks was founded in 2018 at 1216 Broadway in Manhattan's NoMad district.
Nomadworks currently operates two other locations: one at 240 West 40th Street in Times Square and another at 295 Madison Avenue near Grand Central Terminal. The latter location, which opened last November, was fully occupied within less than six months, according to Steven Cohen. Nomadworks' spaces across three floors at 122 West 27th Street will include private offices, coworking areas, meeting rooms, and event spaces. The company plans to occupy the premises at the end of January.
Building and Other Tenants
The office building, with a total area of 135,132 square feet (approx. 12,554 square metres) between Avenue of the Americas and Seventh Avenue, also houses event planner Van Wyck & Van Wyck, employment agency America Works of New York, Howell Belanger Castelli Architects, and the offices of gallerist Eden Gallery.
