NEXT Generation Invest GmbH and its project partner, OstseeSparkasse Rostock, are reporting another leasing success for the Kesselborn quarter development in Rostock. SIXT, a significant employer in the Hanseatic city, has signed a long-term lease for office areas in the "Officedeck" of the emerging city quarter. This tenancy secures SIXT one of the largest office locations within Kesselborn from 2029.
The lease agreement includes exclusive office areas on the first and second floors, as well as proportionate communal spaces. Additionally, numerous parking spaces are included, several of which feature electric charging facilities. The long-term commitment from SIXT underscores the attractiveness of the location and confirms the demand for modern, sustainably designed working environments in a central location.
Confirmation of Location Quality
Hannes Ressel, CEO of NEXT Generation Invest GmbH, emphasised that SIXT's tenancy represents a strong commitment to Kesselborn and marks a significant milestone for the quarter development. He highlighted that a renowned anchor tenant like SIXT confirms the location's quality and establishes an important foundation for the sustainable development of the quarter. This letting is in line with previous development steps, including the establishment of the TRIBE design hotel by the Accor Group and the software company GECKO.
The Kesselborn Quarter, which reserves space for healthcare tenants in the Office Deck, is almost fully let; only four floors in the Skydeck office tower remain available. The long-term users are contributing to establishing Kesselborn as an urban component between the main railway station and the Stadthalle (city hall). The project aims to create an integrated space for working, living, and meeting.
Project Overview and Sustainability Standards
On an area of approximately three hectares between the main railway station and the Stadthalle, Kesselborn is becoming one of Rostock's largest inner-city development projects. The quarter comprises five architecturally coordinated buildings connected by generous green and open spaces. These offer room for various uses, including modern working environments, hotels, residential units, gastronomy, retail, leisure, education, and medical facilities.
Construction began at the end of 2024. The first buildings are expected to be occupied from the second quarter of 2027, while the overall completion of the quarter is planned for 2031. In total, approximately 62,000 square metres of gross floor area will be created. The project is being developed within the framework of an investment fund in accordance with Article 8 of the EU Disclosure Regulation and adheres to high sustainability standards in line with the EU Taxonomy.
