STRATEGIS AG has initiated a nationwide expansion of its property management division. The company, whose activities were previously concentrated in the Berlin and Hamburg regions, will in future offer integrated property management throughout Germany. This includes the combinable modules of Due Diligence, Property Management, and Transaction. Currently, the first new mandates in Frankfurt am Main and Düsseldorf are being processed.
The basis for this expansion is the comprehensive digitalisation and automation of property management processes that STRATEGIS AG has implemented in recent years. Administrative tasks are managed centrally and digitally. At the same time, the company relies on a physical local presence with direct contacts for owners and tenants. This hybrid model enables a high quality of service alongside efficiency and transparency of processes.
Increased demands in property management
Roland D. Schleider, Head of Business Development at STRATEGIS AG, emphasises the current demand for comprehensive property management that goes beyond mere administration. The demands of owners and asset managers have increased significantly. He notes that during periods of low interest rates and rising book values, maintenance and active management were neglected in many existing portfolios. Since the interest rate turnaround, active safeguarding and development of values has been necessary, with property management playing a central role.
Mr. Schleider also highlights the advantage of the integrated approach: assisting the investor from the acquisition phase makes it possible to transfer insights from due diligence into ongoing property management without loss of information. In the event of a later exit, a professionally managed and transparently documented property is handed over to the sales process. This ensures that a property is supported throughout its entire investment cycle.
Roland D. Schleider joined STRATEGIS AG on 1 August 2026 and is primarily responsible for nationwide business development in property management. The expert has over 30 years of experience in investment, asset, and property management, having previously worked for companies including Apleona, DWS Real Estate, DIC Asset, and CR Investment Management.
Focus of expansion and client base
The expansion focuses on A, B, and C cities, as well as regions where an economically viable scale of units or space can be managed. STRATEGIS AG is continuously scouting locations for establishing its own offices. The service targets institutional investors, funds, asset managers, and family offices. Additionally, it addresses international investors entering the German market, as well as investors with property portfolios requiring increased management and optimisation.
