On 15 October 2026, THE FLAG Group commenced operations at its new factory for the production of bathroom modules in Krzeczów near Krakow. The company, previously known as BATH 2.0, will now operate under the name MODULYN as an independent unit within the group. It specialises in the development and production of bathroom modules for the entire real estate market, particularly for developers and project developers in sectors such as residential construction, hotels, apartment buildings, student accommodation, and assisted living facilities.
The concept of prefabricated bathroom modules aims to reduce the cost pressure often present in construction projects. Especially in bathrooms, where many trades meet and follow one another in a confined space, delays can significantly impact the construction process. By manufacturing bathroom modules off-site, on-site installation, including connections, can be completed within a few hours. This contrasts with traditional bathroom construction, which can take several weeks.
Efficiency through prefabrication and quality standards
At the factory, bathrooms are fully equipped, including plumbing installations, electrical work, surface finishes, and all fittings. Manufacturing processes run in parallel with the construction progress of the respective project, which reduces the number of on-site coordinated steps and trades for bathroom fit-out. This can contribute to shorter construction times and more precise cost planning. Production under controlled factory conditions also ensures consistent processes and consistently high quality, even for larger quantities.
MODULYN adapts proven principles from the automotive industry, such as clearly defined manufacturing steps and standardised tests. Each module undergoes comprehensive checks for function, watertightness, and workmanship quality before delivery. The design and fittings of the modules are tailored to the specific requirements of each project. If desired, MODULYN also integrates technical building supply components for energy, hot water, and electricity directly into the modules.
Operational experience as a competitive advantage
A significant advantage for MODULYN results from its close connection to THE FLAG Group. The group not only develops and builds properties but also operates them itself. As a result, the group possesses in-depth knowledge of both the requirements during the construction phase and the needs in daily operation, for example, regarding the cleaning, maintenance, and upkeep of bathrooms. This extensive experience directly influences the development of the bathroom modules.
Dr. Eike Muhr, Managing Director of THE FLAG, explained that with the new, approximately 7,000 square metre factory, external developers can also benefit from this expertise in the future. THE FLAG's existing properties serve as practical reference objects for MODULYN. Mr. Phil Muhr, a member of the entrepreneurial family, takes on responsibility for the further development of the company as Managing Director of MODULYN, which, with its new factory, explicitly targets external developers and project developers across the entire building construction sector.
