Gemeinnütziges Siedlungswerk GmbH (GSW) held the topping-out ceremony for its construction projects, comprising 41 condominiums, in Darmstadt's Ludwigshöhviertel. In collaboration with the Lupp Group, GSW, acting as the developer, is constructing two turnkey, modern, and sustainable residential buildings on building plots A1 and C1. The Lord Mayor of Darmstadt, Mr. Hanno Benz, extended greetings to the guests on this occasion.
The new buildings encompass 2- to 4-room apartments, offering homeownership in an urban yet nature-proximate location. Connected to a district heating supply and central geothermal energy, the buildings meet the Effizienzhaus 40 energy standard, which may grant purchasers access to promotional loans. The floor plans are flexibly designed, and the apartments feature generous terraces. Occupancy of the units is forecast for the coming year.
Project Details and Urban Significance
On building plot A1, a total of 20 condominiums are being constructed under the project name “DAS LUDWIG” at Venusstraße 7. These units are characterised by high-quality materials and exclusive fittings. A short distance away, at Buntsandsteinstr. 2 on building plot C1, the project “DAS LAPINOU” offers 21 apartments with efficient floor plans, designed for family and community living.
Lord Mayor Hanno Benz expressed a positive view of the construction progress, which is on schedule. He emphasised that “DAS LAPINOU” and “DAS LUDWIG” would create additional living space in the Ludwigshöhviertel, representing a significant contribution to a growing city. He highlighted that companies like GSW expand housing supply through their projects and support municipalities in addressing the challenge of increasing housing demand. For the future creation of affordable and high-quality living space, it is necessary to make construction processes faster, simpler, and more pragmatic.
Mario Emmermann, Managing Director of GSW, explained that both residential buildings are being realised based on award-winning planning designs. The construction method employs sustainable timber-hybrid technology, distinguished by clear, contemporary architecture. Mr. Emmermann referred to GSW's expertise and over 75 years of experience in project development. Mr. Yann Lupp, partner at Lupp, emphasised the significance of the topping-out ceremony as recognition of the craftsmanship, commitment, and cooperation of all trades involved in the construction. He extended his thanks to all participants for their efforts and assured that the construction process would continue with the same diligence and reliability.
