ABG Real Estate Group and bema group have concluded an agreement with Leonardo Hotels, which covers the long-term operation of a hotel property on Toulouser Allee in Düsseldorf. The property will be managed under the name "Leonardo Smart Hotel Düsseldorf" in the future. The asset, completed in 2022, was previously known as the H2 Hotel and comprises 250 rooms. It will become part of the "Leonardo Smart" brand, whose concept will be presented for the first time at Vienna Airport in June 2026.
The innovative "Leonardo Smart" concept focuses on digital services, enabling guests a straightforward stay through self-check-in and self-service. At the same time, traditional hotel services and personal service are retained. These are complemented by flexibly usable communal and co-working areas, as well as 24/7 food and beverage options. The hotel property spans nine storeys, including two basement levels with an underground car park, and holds a BREEAM certification with a "Very Good" rating.
Location and Concept Integration
The property is located in "Le Quartier Central", an urban district developed on the former site of Düsseldorf-Derendorf freight station. This district is characterised by the combination of living and working spaces with shopping and leisure facilities. The location of the Leonardo Smart Hotel Düsseldorf, approximately two kilometres north-east of Düsseldorf city centre, is advantageous. The nearby Wehrhahn S-Bahn and U-Bahn station offers quick connections to the main railway station, the airport, and the Old Town.
Ulrich Höller, Managing Partner of ABG Real Estate Group, stated that an experienced and internationally established operator had been secured for the hotel project in Leonardo Hotels. He emphasised that the contemporary concept of Leonardo Smart is a good fit for the property and the urban environment of Le Quartier Central. Marno Matthäs, Managing Partner of bema group, added that the building was designed from the outset, in collaboration with ABG Real Estate Group, to be able to respond to changing requirements for hotel properties. The new lease demonstrates that the asset also meets evolving operator and concept demands, thereby offering good conditions for long-term hotel use.

Joint developments in Düsseldorf include properties such as "Silizium", "Smart Office", and "Trigon".
