CLS Holdings plc has recorded another letting success in Germany. The property known as “Adlershofer Tor” in Berlin-Adlershof is once again fully let after concluding a lease agreement with an established physiotherapy practice. This success underscores the sustained demand for flexible spaces and the strong positioning of the property in the Berlin submarket of Adlershof. The new physiotherapy practice expands the existing usage mix of the multi-tenant property with an additional healthcare offering.
The “Adlershofer Tor” is characterised by its diversification, combining office, retail, catering, healthcare, service, and leisure uses at one location. The building at Rudower Chaussee 12 comprises over 20,000 square metres of rental space, spread across four above-ground floors. The property holds a BREEAM In-Use “Very Good” certification, demonstrating its sustainable quality. The offering is complemented by flexible and bright rental spaces, three green inner courtyards, an underground car park with approximately 560 parking spaces, as well as separate bicycle parking and storage areas.
The central location on Rudower Chaussee, the main thoroughfare of Berlin’s Adlershof science and technology district, is a crucial locational advantage. Excellent accessibility to Berlin city centre and BER airport is ensured by the Adlershof S-Bahn station, which is within walking distance, and close links to Berlin’s motorway network. Berlin-Adlershof is considered Germany’s largest and most successful science and technology park, where approximately 1,300 companies and 18 scientific institutions employ around 29,600 people.
Rolf Mensing, Head of Germany at CLS Holdings plc, stated that the full occupancy of “Adlershofer Tor” confirms the property’s lasting attractiveness and strong market position. He views the renewed full occupancy as a logical development given the asset’s location and quality. Mr Mensing highlighted that the property on Rudower Chaussee combines a vibrant interplay of different uses, from work and shopping to catering and sports, as well as healthcare services. This broadly diversified tenant base reflects the diversity of the neighbourhood and makes the property a central hub for employees, residents, and visitors. This latest agreement continues CLS's positive letting trend in the first half of the year.
Einar Osterhage, Head of German Asset Management at CLS Holdings plc, added that tenant changes are part of the normal dynamic in a multi-tenant property. He emphasised the importance of identifying vacant units early, actively managing them, and re-letting them precisely. The integration of the physiotherapy practice strengthens the property's healthcare and service component and ideally complements the existing tenant mix. The renewed full occupancy thus demonstrates both the high demand for the property and the strength of CLS Holdings plc's in-house asset management.
