AVENTOS Group, an investment manager, has acquired an 11,500 square metre commercial plot in Hallbergmoos. On this site, the company will realise its first BENTO-Box commercial park concept in the Free State of Bavaria. This project marks the expansion of the concept into southern Germany, following successful developments already completed in Berlin and Mannheim. The chosen location is directly adjacent to the Munich Airport Business Park (MABP).
The planned development will provide approximately 10,650 square metres of rental space, divided into 37 flexibly combinable commercial units. These units will range in size from 200 to 1,000 square metres. Construction is slated to begin in 2027, with completion projected for 2028. With this venture, AVENTOS is responding to the continuing demand for modern, small-scale commercial spaces in the greater Munich area.
Dr. Karim Rochdi, Managing Partner and Founder of AVENTOS, pointed out that the commercial real estate market in Munich is characterised by a significant supply deficit, particularly in the segment of modern, small-scale commercial spaces. He explained that the BENTO-Box concept provides precisely the spaces that medium-sized companies, craft businesses and innovative growth companies are currently demanding: flexibly usable, sustainably designed, and in an excellently connected location. The introduction of this concept in Bavaria is a significant step for the company.
Expansion of Space Offering at MABP
The project complements the existing space offering at MABP with a new category. The location, previously known primarily for larger office and laboratory spaces, will now be expanded to include small-scale units for the first time through the BENTO-Box commercial park. This broadens the range of company sizes and types within the diverse industry mix at MABP. The existing infrastructure, including hotels, gastronomy, and specific leisure facilities such as O2 Surftown Muc, increases the attractiveness of the location for future tenants.
The municipality of Hallbergmoos has constructively supported the project from the outset. Throughout the acquisition process, AVENTOS Group worked closely with the economic development department and the building authority of the municipality. Alexander Mademann from the Hallbergmoos economic development department emphasised that the planned commercial park represents a modern space offering for businesses that perfectly suits and sensibly complements Hallbergmoos as a business location. AVENTOS's decision demonstrates the attractiveness of MABP for project developers, based on its industry mix and infrastructure. The proven cooperation is to be continued throughout the further project development.
Sustainable Project Development according to ESG Standards
AVENTOS Group is pursuing consistently sustainable project development in Hallbergmoos as well. A DGNB certification, either Gold or Platinum, is being sought for the commercial park. The planning includes, among other things, the installation of photovoltaic systems, green roofs, comprehensive e-charging infrastructure, smart metering, and energy-efficient heating, which is to be realised by means of district heating or heat pump technology.
