SIM Gruppe, an established investment and management partner in the residential property segment, has received a comprehensive mandate for the property management of a residential portfolio in North Rhine-Westphalia. The commission was issued by an insolvency administrator and encompasses more than 20 locations with a total area of approximately 40,000 square metres and several hundred individual management units. This takeover marks a strategic change of administrator for the affected property package.

The decisive factor for awarding the mandate to SIM Gruppe was its proven competence in remaining operational and efficiently implementing solutions, even in complex and initially unstructured situations. The scope of services for the mandate is comprehensive and includes commercial and technical management, as well as the letting of units and the handling of specific special issues arising from the portfolio's particular initial situation.

Challenges and Solutions

Tini Scheufler, Managing Partner of SIM Gruppe, who is operationally responsible for the mandate, emphasised that this commitment underscores the current importance of property management that goes beyond traditional administration. It requires the ability to quickly establish structure and initiate necessary measures under difficult conditions. Particularly with fragmented portfolios characterised by high dispersion and incomplete data, a pragmatic, solution-oriented approach is essential to ensure short-term stability and to identify and realise development potential in the medium term.

At the time of the management takeover at the end of 2025, the portfolio in question was characterised by high geographical dispersion, small-scale structures, and significant vacancies. Furthermore, only a limited data basis was available, which further complicated the task. Apart from an outdated tenant list, hardly any reliable documents were available, necessitating a comprehensive re-collection and structuring of central information. The focus in recent months has therefore primarily been on the operational stabilisation of the portfolio.

  • Targeted reduction of vacancies within the portfolio.
  • Gradual reorganisation of tenant structures to optimise management.

Parallel to these measures, internal processes and data structures have been rebuilt to establish a solid and reliable foundation for the future development of the property portfolio. With this mandate, SIM Gruppe is purposefully expanding its property management activities. Concurrently, the company is establishing a new regional presence in North Rhine-Westphalia. The strategic focus is on portfolios in special situations, which, in addition to regular administration, require operational interventions and restructuring measures. A prospective expansion of the mandate is already under consideration.
