Acting as general contractor, Harden Industriebau has completed Panattoni Campus Augsburg. A combined commercial and logistics complex was constructed on a brownfield site of around 46,000 square metres in the Augsburg-Lechhausen commercial area. The scheme repurposes an industrially pre-used site and combines two different building typologies in a single location.

Space structure and usage concept

The campus is divided into two functional areas: Panattoni Park for large-scale logistics and the City Dock concept offering flexibly divisible commercial units. The logistics park provides 17,400 square metres of warehouse space, 970 square metres of office space, and 1,670 square metres of storage mezzanine. The complementary City Dock comprises seven units with a total usable area of almost 9,000 square metres.

Thorsten Pollok, Managing Director of Harden Industriebau, characterised the scheme as a demanding construction task. The project combines a large-scale logistics property with a business park on a single site. Realising the different building concepts under high standards of construction quality and sustainability was accomplished within an ambitious schedule, which Pollok attributed to the commitment of the project team and project partners.

Regeneration and sustainability standards

Prior to the redevelopment, the location had seen intensive industrial use. The premises previously accommodated, among other things, a production facility for railway sleepers and a high-bay warehouse. By converting the existing site, the industrial brownfield was revitalised without consuming additional open greenfield space.

The technical and ecological concept includes several structural measures to conserve resources:

  • —Preparation of roof surfaces for large-scale photovoltaic systems
  • —Extensive green roofs and the use of rainwater for the outdoor facilities
  • —Heat supply via a connection to the local district heating network
  • —Targeted DGNB Platinum certification, which has already been granted for two hall sections

For Harden Industriebau, which launched in the German market in 2023, the completion of the project in Augsburg marks a further step in expanding its activities in the field of complex industrial, logistics, and commercial developments.
