The Federal Institute for Real Estate Tasks (BImA)'s housing offensive is making significant progress in Freiburg. Ten months after construction began, the topping-out ceremony was held for a project comprising 64 new flats in the Haslach district. Completion and occupancy of the first units are scheduled for the first quarter of 2027. This undertaking underscores the commitment of the federal government's central real estate company to creating affordable housing.
Ms. Susanne Dübon, Head of BImA's Portfolio Management headquarters in Freiburg, emphasised the importance of this project. She explained that affordable housing for families is a key concern for BImA and that the topping-out ceremony brings them another step closer to achieving this goal. The development focuses on modern and sustainable construction methods that meet current requirements for energy efficiency and environmental protection.
Sustainability and Energy Efficiency
The two new buildings, which are being constructed on Belchenstraße and Blauenstraße, incorporate extensive sustainability features. The roof areas will be partially greened and equipped with large-scale photovoltaic systems to promote self-sufficiency in renewable energy. Another measure is connecting the buildings to BImA's district heating network. Through these and other technical installations, the properties achieve the EH 40 building energy standard, which corresponds to a 60 percent reduction in energy consumption compared to a standard new-build.
The outdoor areas will also be ecologically enhanced. Extensive greening and the planting of shade-giving trees are part of the design of the open spaces, which are intended to improve the quality of stay and contribute to local biodiversity.
Details of the Housing Units and Infrastructure
The construction project on Belchenstraße includes 40 housing units, varying in size between 50 and 95 square metres. The flat mix consists of 14 one-bedroom, 20 two-bedroom, and 6 three-bedroom flats. Of these, 24 units are designed to be barrier-free. An underground car park offers 26 parking spaces for vehicles, as well as storage facilities for 115 bicycles and five cargo bikes.
The second new building on Blauenstraße houses 24 flats with areas between 50 and 90 square metres. These are divided into eight one-bedroom, twelve two-bedroom, and four three-bedroom flats. Twelve of these units are barrier-free. In the basement and a carport, there are a total of 68 bicycle parking spaces and three cargo bike parking spaces. Additionally, 15 car parking spaces are provided in the carport.
