GreenPlaces Deutschland Asset Management GmbH recently held the topping-out ceremony for its project in Aichtal, a municipality in the Stuttgart region. At Margarete-Steiff-Straße 7 in the Südliche Riedwiesen industrial park, a total of 26 modular commercial units, distributed across two buildings, are being constructed on a plot of approximately 5,100 square metres. The project is specifically aimed at small and medium-sized enterprises as well as start-ups from the craft, service and production sectors.
The usable area of the project totals approximately 3,100 square metres and is designed to be multifunctional. The units can be used as workshops, storage facilities, offices, or showrooms. The readiness for occupancy of the units is forecast for the end of 2026 or beginning of 2027. GreenPlaces is investing around nine million EUR in the development of this site. The company's business model focuses on the development and operation of modular commercial parks, which are constructed using solid timber and are characterised by high energy efficiency and flexibility.
Modular Structures and Sustainability Aspects
Each of the two-storey modular units offers a usable area between 115 and 124 square metres. These can be purchased or rented individually. A special flexibility is offered by the possibility of combining adjacent units, which can accommodate larger space requirements. This concept particularly supports young companies in their expansion by making the laborious search for a new site obsolete when space needs grow, provided adjacent units are available. Each unit is also equipped with a large roller door, a separate entrance, and two outdoor parking spaces for cars.
A key feature of the project development is the focus on sustainable energy supply. Photovoltaic systems on the roofs and heat pumps contribute to a fossil-free energy supply for the rental units. The strategic location at Margarete-Steiff-Straße 7 ensures direct access to federal highways 312 and 27. The cities of Stuttgart, Reutlingen, and Tübingen can be reached by car within approximately 25 minutes. Stuttgart Airport and the nearest junctions to federal motorway 8 are approximately ten kilometres away.
Markus Eberhard, Managing Director of GreenPlaces Deutschland Asset Management, commented on the choice of location. He emphasised that Aichtal fits excellently into the company's existing network of locations, as it combines the economic strength of the Stuttgart region with the high quality of life in the Neckar Valley. In particular, the close networking with the mechanical engineering, automotive, and high-tech industries makes the location attractive for growing medium-sized companies and start-ups.
Sebastian Kurz, Mayor of the town of Aichtal, highlighted the significance of the project. The topping-out ceremony makes visible how the new Südliche Riedwiesen commercial area is rapidly taking shape. With GreenPlaces, flexible and sustainably designed spaces are being created here, which offer room for development especially to smaller and medium-sized enterprises. For Aichtal, this represents an important building block to strengthen the economic location in the long term, enable new value creation, and at the same time manage the available space responsibly.
The development in Aichtal is part of GreenPlaces' expansion strategy. The company plans to expand its network of locations in Germany and Switzerland to approximately 80 sites by 2030, with the majority of these developments to be realised in Germany. When acquiring new sites, the focus is on economically strong regions such as Baden-Württemberg, Hesse, and Rhineland-Palatinate.
