Eagle AI, a leading provider of artificial intelligence-based solutions, has leased 6,500 square feet of office space at 120 Fifth Avenue, a property owned by Bromley Companies. The agreement, signed in September, encompasses an entire floor of the building in the Flatiron District.
The exact duration of the lease and the agreed rent were not disclosed by Bromley. According to data from Colliers, the average asking rent for office space in Midtown Manhattan in the third quarter of 2026 was $85.08 per square foot. Eagle AI's current address is listed as 5 Penn Plaza on the company's website, suggesting that the new lease represents a relocation.
Full Occupancy in the Flatiron District
The lease agreement with Eagle AI is one of several new full-floor lettings concluded at 120 Fifth Avenue over the past six months. These developments have brought the eleven-storey office building to one hundred percent occupancy. In April, AI healthcare company Iterative Scopes leased 6,500 square feet in the property, followed by Kharon, a financial crime and sanctions risk analytics firm, which also leased 6,500 square feet in August.
Peter Tong, Senior Vice President of Asset Strategy at Bromley Companies, commented on this success: “Achieving one hundred percent occupancy at 120 Fifth Avenue, immediately following the full letting of our adjacent 122 Fifth Avenue, is a significant milestone for our portfolio and underscores the appeal of the Lower Fifth Avenue/Union Square District.” He emphasised that high-growth companies in the AI, technology, and analytics sectors continue to seek space that combines the confidentiality and prestige of a private floor with high-performance, ready-to-use infrastructure.
Representation of Parties and Other Tenants
Bromley was represented in-house for all three lease agreements. Eagle AI was advised by Eric Hazen of Cushman & Wakefield. Other tenants at 120 Fifth Avenue include Delos Capital, a private investment firm, media company U.S. News & World Report, and investment firm Walleye Financial.
