The non-profit group Alliance for Downtown New York, known for managing the region's Business Improvement District, has significantly expanded its office space in Lower Manhattan with a lease at 42 Broadway. The organisation secured 14,420 square feet in the Financial District skyscraper, according to a recent CBRE office market report. This expansion underlines the Alliance's ongoing commitment to the development and promotion of the district.
Strategic Relocation of Operational Departments
A spokesperson for the non-profit organisation stated that the Alliance for Downtown New York intends to relocate its operational department to the 22-storey office building. However, the organisation's headquarters will remain at 120 Broadway, only about three blocks north, in a building owned by Silverstein Properties. This strategic division allows the Alliance to efficiently structure its various business units while consolidating its presence in the heart of Lower Manhattan.
Negotiations for the lease were led by John Wheeler and his team at JLL, who represented the tenant. The exact lease terms were not disclosed. However, the average asking rent for offices in Lower Manhattan in July was $61.91 per square foot, according to the CBRE report. This offers insight into the current rental price level of the market.
Development and Occupancy of the Site
A spokesperson for Avi Schron's Cammeby's International Group, the building's owner, confirmed the recent transaction and noted that the spaces concerned are still undergoing renovation. It was not immediately clear whether Cammeby's International Group worked with external brokers on this transaction. 42 Broadway is strategically located at the intersection of Broadway and Morris Street, a key address in Lower Manhattan.
The building continues to attract a diverse tenant base. For example, in November, the legal appellate organisation Office of the Appellate Defender moved into the building. Other tenants include office suite provider TKO Suites, chiropractic practice Prestige Health and Wellness, dental practice DDS Group, and the café Gregorys Coffee. This mix of tenants underscores the attractiveness of the location for various business sectors and services.
