The commencement of a residential development project in "Neue Mitte Tempelhof" was announced with the first groundbreaking ceremony at Götzstraße 20. This STADT UND LAND venture includes 70 flats, which will be let to holders of a housing eligibility certificate (WBS) upon completion. Realisation is planned for the end of 2028 and represents an integral component of the urban development of this district.
Christian Gaebler, Senator for Urban Development, Building and Housing, Jörn Oltmann, District Mayor of Tempelhof-Schöneberg, Ingeborg Esser, Managing Director of GdW, and Eva Majewski Sparacino, District Councillor, participated in the symbolic act. Senator for Urban Development, Building and Housing, Christian Gaebler, emphasised the significance of "Neue Mitte Tempelhof" as one of Berlin's 24 New Urban Quarters, which are intended to create affordable housing for a significant number of people. He highlighted the cooperation between the district, STADT UND LAND, GdW, and the State of Berlin.
Efficient Implementation through Innovative Construction Methods
The construction project is being implemented based on the GdW framework agreement "Serial and Modular Construction 2.0". This concept allows housing companies to access pre-developed planning concepts that have been reviewed under procurement law. The aim is to accelerate planning and procurement processes while ensuring cost control, without compromising architectural quality or competition. This approach demonstrates how the combination of inner-city infill development and innovative procurement models can contribute to faster and more efficient housing creation.
Ingo Malter, Managing Director of STADT UND LAND, underscored the company's mandate, as a state-owned entity, to assume responsibility for creating affordable housing in Berlin. He highlighted that every groundbreaking makes a concrete contribution to expanding the housing stock and promoting socially balanced urban development. Natascha Klimek, also Managing Director of STADT UND LAND, added that as a portfolio holder and district developer in Tempelhof-Schöneberg, the company always links the planning of new housing with the goal of integrating it long-term into its own portfolio, optimally incorporating it into the environment, and making a reliable contribution to the residents of the district.
District Development with a Long-Term Perspective
The urban development area around Tempelhof Town Hall is to be transformed into a vibrant district in the coming years. A total of approximately 500 new flats are planned, along with public facilities, green spaces, and modern social infrastructure. The District Councillor for Urban Development, Eva Majewski Sparacino, described the project as the starting signal for the most important development in the district, which will combine housing, culture, and youth work. Ingeborg Esser from GdW emphasised that the launch of "Neue Mitte Tempelhof" demonstrates the successful combination of innovative prefabrication, reliable processes, and sophisticated urban planning, which is essential for tackling the housing shortage in cities. District Mayor Jörn Oltmann saw this groundbreaking as a clear signal of the visible progress of "Neue Mitte Tempelhof".
