The Silverton Group has agreed an early, long-term lease extension with French sporting goods retailer Decathlon at the retail park at Langobardenstrasse 2 in Regensburg. Silverton acts as asset manager for the property on behalf of an institutional fund that owns the retail asset.
Decathlon operates a specialist sports store with a floor area of around 3,300 square metres at the location in the south of Regensburg. The company serves as one of the scheme's key anchor tenants. Following the early lease extension, the international group remains firmly committed to the location in the Bavarian regional capital.
Planning certainty and location quality in southern Regensburg
The renewed agreement confirms the sustainable location quality of the retail park and the cooperation between tenant and owner. The arrangement provides the owner fund with stable rental income over an extended period and offers both parties operational planning certainty.
The retail park was constructed in 2002 on a site of around 23,200 square metres. In total, the property comprises around 16,100 square metres of lettable area, distributed across various retail and leisure concepts.
Tenant mix and structure of the retail property
In addition to Decathlon's sports store, the property on Langobardenstrasse features other tenants from various sectors:
- —Decathlon as anchor tenant with around 3,300 square metres of rental space
- —Furniture retailer Seats and Sofas
- —Pet supplies retailer Fressnapf
- —Fitness club ReBest
By continuing the tenancy, asset management secures the commercial property's stable earnings profile and sustainably strengthens the positioning of the retail park in southern Regensburg.
