Deutsche Asset One, an investment and asset manager specialising in residential properties in Germany, has completed two significant real estate transactions in Berlin. The total volume of sales and acquisitions amounts to approximately 120 million Euros. These activities included the divestment of a listed residential complex in Tempelhof-Schöneberg and the acquisition of two fully let new-build properties in Berlin-Altglienicke.
The residential complex located in Tempelhof-Schöneberg, constructed in 1931, comprised 875 residential units, five commercial units, and 104 parking spaces. Additionally, there was potential for attic conversion. Deutsche Asset One acquired this property in 2013 for a special fund and carried out extensive modernisation measures until 2015. The property was held for approximately twelve years and has now been divested as part of the long-term portfolio strategy of an institutional investor. The purchase price for this asset was around 100 million Euros.
Strategic Portfolio Development
Alena Schaller, Head of Investment & Funds Advisory at Deutsche Asset One, commented on the latest developments, emphasising that the sale illustrates the active management of properties throughout the entire investment cycle. She explained that the complex was managed long-term, further developed through targeted modernisations, and finally strategically divested in line with the client's objectives. Simultaneously, the acquisition in Altglienicke secures two modern and fully let new-build properties for another institutional investor. Both transactions reflect the company's approach of consistently aligning real estate strategies with the respective investment goals of its clients.
