Craftsmen often strive to leave their mark on their work. This is especially true for 44 West Eighth Street, a new residential development in Manhattan's Greenwich Village. The exterior facade is made from handmade Petersen bricks from Denmark, with each brick bearing the thumbprints of its maker. For over 200 years, the brickmakers have used this method to hand-press the bricks into a wooden mould and then eject them, creating a pair of thumbprints. This has been confirmed by developer T30 Capital and designer Idan Naor of InWorkshop.

The minds behind 44 West Eighth Street intended to create something unique and human, honouring the area's historical significance while integrating a modern development into the neighbourhood of narrow streets. Margaret Grossman, co-founder and managing partner of T30 Capital, told Commercial Observer: “This site is irresistible for condos, primarily because of the width. It’s 50 feet wide, and it’s extremely rare to be able to build a new building in Greenwich Village at that width. That’s twice the width of a townhouse available here; even the few condos built here can’t offer that. We just knew we could create these extraordinarily special, very generous condos with truly spectacular proportions.”

The building will comprise a total of five residences. A substantial part of the construction work is expected to be completed by the end of this year or early next year. Occupancy and handovers are anticipated in late spring or early summer 2027. At 44 West Eighth Street, no building materials will be wasted. Idan Naor explained: “We’re using this beautiful, partly hand-pressed and partly extruded terracotta, and as soon as we enter the building, we try to incorporate these materials into the lobby.” He added that the terracotta will transition from outside to inside, becoming a lobby wall. Any remnants of the Danish bricks will be ground down for use in the lobby floor. Naor described the property, both inside and out, as a “wonderful visual cacophony”.

Each residence will have an individual layout. Three units will be full-floor, four-bedroom apartments. An upper-floor, two-bedroom apartment promises delightful views of the treetops. The offering is complemented by a duplex penthouse spanning one and a half storeys. Naor explained that four different layouts are available and that, due to a very large second-floor terrace, the bedrooms are unusually located at the front, which presents a great opportunity for impressive outdoor space. The front-facing bedrooms offer views of Eighth Street. Even without the sound-insulated windows, which had not yet been installed, a quiet atmosphere prevails there, even allowing a view of the Empire State Building.

Prices for the full-floor apartments start from USD 9.75 million, while the penthouse could potentially cost up to USD 20 million. Building amenities include a private roof terrace exclusively reserved for the penthouse owner, a basement gym with sauna, and storage rooms for each unit.
