Rock Capital Group has recorded another letting success at its SKYGATE life sciences and biotech campus in Hallbergmoos near Munich. An existing tenant specialising in wireless IoT has significantly expanded its presence, taking an additional 600 square metres. By doubling its floor space, the technology company will bring together its innovation and development department, conventional office workstations and in-house prototype production under one roof.
Andreas Wißmeier, Managing Director of Rock Capital Group, regards the rapid expansion of the existing tenant as clear evidence of the property's concept. When a company significantly increases its space requirements after such a short period of occupancy, this confirms the high quality of the rental units, he noted. The campus provides companies in technology-oriented growth sectors with the appropriate physical infrastructure and the necessary framework to drive innovation processes forward flexibly.
Infrastructure and mixed use in Munich Airport Business Park
SKYGATE is located in the Munich Airport Business Park and has established itself in recent years as a prominent address for biotechnology and life sciences in Bavaria. The overall complex spans a site area of around 35,000 square metres and comprises a total of approximately 40,000 square metres of office, laboratory, hotel and storage space. In addition to fully equipped S1 and S2 laboratories, occupiers have access to high-quality break-out areas and around 1,000 car parking spaces.
The physical amenities across the site are complemented by an integrated 212-room Radisson Hotel, providing short distances especially for international visitors and business travellers. The terminals of Munich Airport can be reached in under ten minutes by car. Furthermore, the owner points to the locational qualities of the immediate surroundings, which include direct proximity to O2 Surftown Munich, Europe's largest outdoor surf park.
Steady growth in the international tenant roster
The latest space expansion follows a steady run of lettings for Rock Capital Group. In recent months, the developer has reported several new arrivals and deals for combined lab-offices and workspaces at SKYGATE. Recent additions and long-standing tenants include the following companies:
- —Samsung SDI Europe GmbH
- —Praimera Biotech AG and Plectonic Biotech
- —Sungrow and Büroidee
- —AMLaS
With its balanced sector mix of biotechnology, electronics and specialist technology providers, the property consolidates its position as one of the most dynamic innovation hubs in the immediate airport catchment area of Munich.
