British specialist lender Hampshire Trust Bank has successfully completed three refinancing agreements with a cumulative volume of approximately £2.5 million. The loan facilities provided are aimed at a single investor group and serve to restructure liabilities for a diversified existing portfolio in the north of England.
Portfolio composition and regional distribution
The underlying assets are situated across the Yorkshire and Greater Manchester regions. The funded portfolio consists of traditional buy-to-let residential properties and semi-commercial assets. Across the three separate facilities, the security encompasses a total of 23 residential units and two commercial units.
Geographically, the units are distributed across three locations: Leeds, Hyde, and Sheffield. While Leeds and Sheffield rank among the key commercial and administrative centres of the Yorkshire region, the asset in Hyde within the Greater Manchester conurbation connects the portfolio to another established market.
Financing structure for mixed-use assets
Structuring through specialist institutions is gaining relevance in the UK property sector when portfolios feature heterogeneous usage profiles. The combination of pure rental apartments and commercial units requires credit facilities that accommodate the varying yield profiles and cash flows of the respective units.
- —Total volume of around £2.5 million divided across three loan facilities
- —Scope comprising 23 residential units and two separate commercial units
- —Geographical diversification across Leeds, Hyde, and Sheffield
- —Combination of traditional buy-to-let and semi-commercial assets
With the completion of these three transactions, the investor group consolidates its assets in northern England's core regional markets. The transaction also demonstrates the ongoing appetite of specialist lenders to finance multi-part portfolio structures in the UK residential and mixed-use property sector outside London.
