The “CIRCOLEUM” property in Bad Homburg's Mitte office and commercial park reports a successful letting. Four leases covering a total area of approximately 2,300 sq m have been signed at the existing property on Siemensstraße 21. The new tenants represent a diverse spectrum of business sectors, including traditional administration, renewable energies, and public-intensive concepts.
4 Seasons GmbH will operate a public canteen named “Muko’s Cantine” across approximately 742 sq m, focused on freshly prepared meals for the entire commercial area. Kinderbetreuung im Taunus (KiT) GmbH is leasing around 707 sq m for a purely administrative office. Taktgefühl Gastro & Event GmbH, operator of the Taktgefühl dance school, will open new course and event spaces on approximately 483 sq m along Benzstraße. Enpal Installation Süd GmbH, a provider of decentralised energy solutions, has rented approximately 400 sq m of office space.
Il-Sin Chung, Head of Landlord Advisory at blackolive, commented on the new lettings. He confirmed that the four contract conclusions validated the current letting strategy. The combination of flexible office structures, public catering, and leisure facilities such as a dance school helps to sustainably enhance the property and the location within the Bad Homburg market. The CIRCOLEUM concept is being consistently implemented and is proving successful, with further lettings anticipated.
Infrastructure and Parties Involved
CIRCOLEUM is distinguished by its infrastructure and flexibly divisible spaces. The complex offers a staffed reception and features 446 underground parking spaces. Transport links are advantageous with direct access to motorways A 5 and A 661, as well as to Bad Homburg S-Bahn station.
Several advisory firms were involved in the letting processes. blackolive, as a member of German Property Partners (GPP), acted exclusively for the property owner under a Landlord Advisory mandate and also advised tenants Muko’s Cantine and KiT GmbH. Taktgefühl dance school was advised on the tenant side by BNP Paribas Real Estate GmbH. Jones Lang LaSalle (JLL) supported Enpal Installation Süd GmbH with their tenancy.
