A Munich family office has acquired an industrial property at Carl-Zeiss-Straße 4 in Garching near Munich. The transaction concerns a property originally built in 1986, which has undergone extensive refurbishment and modernisation measures in recent years. The property is fully let at the time of sale, which underlines its attractiveness to the acquirer.
The property comprises a plot area of 1,500 square metres and a building area of also 1,500 square metres. These areas are multi-functionally divided and include industrial, production, office, and social areas. The original use of the building was as a forklift factory, which indicates a robust and adaptable building structure.
Energy Modernisation as a Value Factor
Particular attention was paid to the energetic upgrade of the property. A newly installed thermal insulation composite system significantly contributes to the building's efficiency. In addition, a photovoltaic system and an air-source heat pump were integrated. These measures not only improve the energy balance but also enable the use of renewable energies for the property's electricity and heating supply, thus emphasising the sustainability aspect of the investment.
Parties Involved
The purchaser was TGR Immobilien Vermögensverwaltung, a real estate family office associated with the owners' family Randlkofer of the traditional company Dallmayr. The seller was represented by a private individual. The transaction was brokered by 4RE Investment, an estate agency based in Grünwald. All parties agreed not to disclose the final purchase price.
