The real estate service provider CBRE has acquired the commercial law firm Oppenhoff & Partner Rechtsanwälte Steuerberater mbB as the first office tenant for the “Amalie” office building, located at Amalienstraße 33 in Munich. The law firm has leased an area of approximately 2,855 square metres. This extends across the top two floors of the building and includes an exclusive rooftop terrace. The lease commencement date is set for 1 October 2026, at which point Oppenhoff & Partner will commence operations at its new Munich branch.
The “Amalie” property is a prominent building in Munich's Maxvorstadt, a central and sought-after location in the Bavarian capital. The total office space of the property amounts to approximately 11,000 square metres. Additionally, retail spaces are planned for the ground floor. The building's design takes current sustainability standards into account. This is underscored by the targeted DGNB Gold certification, which evaluates the ecological quality and life cycle of the building.
Market Conditions and Location Selection
The lease by Oppenhoff & Partner reflects the consistently high demand for modern and high-quality office spaces in established central Munich locations. Companies, particularly those in the legal and tax advisory sectors, seek locations that offer both a prestigious address and meet the functional requirements of a contemporary working environment.
Nicole Brenner, Director Office Leasing at CBRE in Munich, commented on the transaction. She emphasised that Oppenhoff's lease confirms the robust demand for adequate office space in central Munich locations. Amalienstraße 33 was identified as a location that meets the law firm's specific requirements regarding location, space quality, and long-term usage prospects. This includes aspects of accessibility, infrastructure, and the architectural design of the building.
Significance of Maxvorstadt
Maxvorstadt is one of Munich's most desirable office market locations. Its attractiveness stems from the combination of a central position with cultural institutions, educational establishments, and excellent transport links. For law firms and consulting companies, these factors are essential to provide an optimal environment for both clients and employees. The selection of the “Amalie” property thus underlines the strategic importance of this district for premium service providers.
