Seil Real Estate, operating as the transaction platform of the Seil Group, facilitated the successful sale of the “Redstone” residential portfolio in Gelsenkirchen. The acquisition was made by an asset management company from Düsseldorf. The seller of the portfolio was a listed property holder. All parties involved agreed not to disclose the specific purchase price, which is a common practice in such transactions.
The portfolio comprised a total of 81 residential units. These units have a rental area of approximately 5,500 square metres. The properties are situated on a substantial plot of land measuring over 30,000 square metres. The majority of these existing properties were built between 1900 and 1930. These construction years indicate an existing building fabric which, with appropriate development, holds further potential for value appreciation.

Tobias Pföhler, Head of Sales at Seil Real Estate, commented on the strategic orientation of such transactions. He explained that for a listed seller, the achievable price is not the sole focus during an exit. Rather, the certainty of execution and the absolute discretion of the process are crucial for the seller's decision-making. This aspect underlines the necessity of precise and confidential handling.
Pföhler further emphasised the company's modus operandi. According to him, segmented transactions are structured in such a way that property holders can dispose of their portfolios in an organised manner and with reliable predictability. At the same time, a clear perspective is created for the acquirer regarding the future value development of the acquired properties. This approach enables both parties to effectively pursue their respective strategic objectives and to complete the transaction on a solid basis.
