Real estate consultancy Aengevelt has successfully advised on the sale of a residential property in the Berlin district of Neukölln. The property sold is an apartment building at Fritz-Erler-Allee 63. Notarisation of the purchase agreement took place on 17 September 2026.
The residential building comprises a total of nine residential units and is situated on a plot of around 576 square metres. The vendor was a larger institutional portfolio holder, while the property was acquired by private investors from the immediate local area.
Structured marketing and neighbourhood outreach
As part of the marketing process, Aengevelt's Berlin investment team pursued a two-track approach. Alongside reaching out broadly to prospective buyers across the wider market, owners and stakeholders from the immediate neighbourhood were targeted directly. The successful buyers ultimately emerged from this local circle.
Marc Retzlaff, Senior Consultant Investment & Development at Aengevelt Berlin, highlighted the importance of this approach. In his view, prospective buyers from the immediate area are already thoroughly familiar with the building and the micro-location beforehand. He noted that the combination of targeted neighbourhood outreach and sound support with acquisition financing made the successful closing possible in the first place.
Comprehensive advisory throughout the transaction
Throughout the sales process, the consultancy handled coordinating duties for both contracting parties. This included continuous support during technical due diligence, structured advice for both sides, and assisting the private buyers in arranging the required financing.

The transfer into local hands was also regarded positively by the selling portfolio holder.
