ALPINA Parking Deutschland GmbH has taken over the management of 111 parking spaces in the underground car park at CinemaxX in Wolfsburg. A long-term lease agreement was concluded in August 2025 between ALPINA Parking and RQI RE.Structuring Solutions GmbH, a subsidiary of RQI Immobilien AG. Legal advice for RQI was provided by LOSCHELDER Rechtsanwälte Partnergesellschaft mbB, while Taylor Wessing supported ALPINA. ALPINA Parking began transitional operations in September 2025 and introduced a digital parking system in December of the same year.
Extensive refurbishment work on the underground car park was completed in February 2026. Since June, the final agreements regarding safety and cleaning measures in the stairwell accesses have been finalised. ALPINA Parking is now responsible for the complete management of one access. Maximilian Bichlmaier, CEO of ALPINA Parking, emphasised that the location at the “gateway to the city centre” benefits from its proximity to the main railway station and its position within the “Nordkopfquartier” development area. The aim is the long-term enhancement of the underground car park through ticketless parking management, a new parking space layout, and the designation of specific parking areas.
Modernisation and digital parking system
Parallel to the digitalisation of parking operations using the system provider Arivo, various modernisations were carried out on the facility. These included a new parking and signage system, up-to-date cameras for security surveillance, LED lighting, and comprehensive painting work. In addition, two cashless payment machines were installed and the access area was structurally expanded to ensure more comfortable entry.
Arivo's digital system simplifies parking for visitors to CinemaxX, Wolfsburg city centre, and guests of the Meliá Hotel. Licence plate recognition occurs automatically upon entry. At the end of the parking process, the licence plate is entered at the payment machine, and the amount can be paid by card or QR code via mobile phone. Upon exit, the licence plate is cross-referenced, and release is granted once payment has been made. This ticketless system, which also reduces search traffic, pursues an environmentally friendly operating concept. The underground car park is open 24 hours a day and offers a car park manager as a point of contact during the day. The offer is aimed at short-term and long-term parkers and features a transparent tariff structure.

The new underground car park on Willy-Brandt-Platz is located in the urban development area “Nordkopfquartier”, which benefits from good infrastructure and the upgrading of the area. As part of the district concept, Porschestraße is to be redesigned into a promenade. RQI RE.Structuring Solutions took over the mandate for the reorganisation of the former district development of the SIGNA Group in September 2024. Various project developments for offices, retail, commercial, healthcare, and residential are planned or underway in the vicinity of the ALPINA underground car park.
