Bauwens Development has sold the logistics centre on Toyota-Allee in Cologne-Marsdorf to a company of Talanx AG. Ampega Asset Management GmbH represents and advises the acquiring ownership company on this purchase. DHL Express Germany acts as the user of the property and has already commenced operations. The parties involved have agreed not to disclose details of the purchase price. The final works are scheduled to be completed by the end of October 2026 at the latest.
A new operational site for the international express service provider was constructed on the approximately 26,000 square metre plot. The new building offers around 5,500 square metres of production and office space. A key element of the facility is the high-performance sorting technology, which enables a capacity of up to 6,000 shipments per hour. The building also features three so-called pickup-and-delivery fingers, providing direct access for the delivery fleet. The infrastructure is also designed for the gradual electrification of operations.
Strategic Importance and Sustainability
The sale to Ampega Asset Management underscores the value of the project. Paul Wirtz-Giebel, Director Development at Bauwens Development, highlights that a user with strong creditworthiness, DHL Express, was secured, and a modern logistics centre in an established market location was realised. This transaction demonstrates the continued high demand from institutional investors for economically viable logistics properties in prime locations.
The property is being developed to high sustainability standards. Jürgen Weigl, Head of Direct Real Estate Investments & Finance at Ampega Asset Management, emphasises that the project combines key criteria of the investment strategy: an established logistics location, a creditworthy user, high building quality, and a sustainable orientation. The property strengthens the client's long-term earnings and diversification goals and complements the existing portfolio. The site in Cologne-Marsdorf holds historical significance for Bauwens, as the plot was previously used for the company's precast concrete plant. With this development, Bauwens connects to the industrial tradition of the area and dedicates it to a future-oriented use.
Consulting and Certifications
The property is equipped with a heat pump and a photovoltaic system with an output of 350 kWp. A green roof with biodiversity elements is also part of the design. Bauwens Development aims for DGNB Gold certification and compliance with EU taxonomy requirements.
