Arminius Kapitalgesellschaft mbH reports full occupancy of the office building Düsseldorfer Straße 38 in Eschborn. This success was achieved through the signing of a lease agreement with a technology company, which will occupy approximately 750 square metres of office space from October 2026. This completes the transformation of the property from a former single-tenant asset into a modern multi-tenant location.
Parallel to this development, Arminius secured another long-term lease for the neighbouring building at Düsseldorfer Straße 40a. Parmi Europe GmbH, the European branch of the South Korean company PARMI Co., Ltd., will occupy approximately 320 square metres of ground floor office space from early 2027. PARMI Co., Ltd. specialises in the development of high-precision 3D in-line inspection systems for the semiconductor and electronics industry, which underscores the location's appeal to technology companies.
Strategic Asset Management Successes
Jesko Fink, Managing Director of Arminius Kapitalgesellschaft mbH, commented on the transactions, emphasising that the successful full occupancy is proof of the effectiveness of a consistent asset management strategy. This holds true even in a demanding market environment. The repositioning of the office properties was achieved through targeted investments in the assets, the implementation of modern space concepts, and a precise alignment with user needs.
The strategy applied led to the acquisition of attractive companies for the Eschborn location. The successful marketing of both properties on Düsseldorfer Straße highlights Arminius' expertise in value enhancement and the repositioning of real estate portfolios. The integration of technology companies into the tenant structure also strengthens the locations' position in the competitive landscape.
Consulting Services and Market Environment
For both leasing transactions, consultants JLL and blackolive provided advisory services on the landlord side. Their expertise contributed to the successful implementation of Arminius' strategic objectives. The concluded contracts demonstrate the sustained demand for high-quality office spaces tailored to the specific requirements of tenants, even considering current market conditions.
Investments in modernisation and the creation of flexible utilisation concepts have proven to be crucial factors for attracting new tenants. Arminius' strategic approach has made it possible to fully exploit the potential of the properties and establish long-term lease partnerships, which secure the sustainability of the investment.
