Aurelis Real Estate GmbH has fully let the first construction phase of its business park in Schönefeld near Berlin. The site comprises a total of eleven warehouse units with a lettable area of around 14,100 square metres. The space has been let to eight companies from the logistics, retail, automotive and medical technology sectors.
The leasing success supports the developer's strategy of building commercial space speculatively without pre-lettings and tailoring it to the needs of future occupiers. Christin Schulz, Head of Region North at Aurelis, explained that modern and flexibly usable commercial space in well-connected locations enjoys sustained long-term demand. The full letting confirms this approach. The company's strength lies in developing sites with foresight while maintaining sufficient leeway for bespoke tenant requirements.
Tenant structure and recent space handovers
The most recent tenants at the commercial park include Morari Transport GmbH, Medner Germany GmbH & Co. KG, Autocarat and Beckmann-local-media GmbH. These companies took over their respective rental units between August and October 2026. The scope of uses covers classic transport and logistics services, the final assembly and distribution of medical devices, automotive activities and the storage of print products.
Coolblue GmbH, AMZBBQ GmbH and Carglass GmbH had already secured space at the business park in late 2025. In early 2026, another logistics provider, LS Logistics Solution GmbH, followed suit. Advisory firms Realogis, JLL and Colliers acted as intermediaries in brokering the transactions.
Sustainability certification and further construction phases
The park's flexible building layout allows for both individual warehouse units and larger contiguous operational spaces. Following the conclusion of the lease agreements, Aurelis implemented various adjustments to adapt the halls to specific operational workflows. The company is targeting a DGNB Gold certification for the entire scheme.
Development at the Schönefeld location is proceeding according to plan. The second construction phase is set to provide around 16,400 square metres of logistics space as well as supplementary office and mezzanine areas. Construction is scheduled to start at the end of 2026, with completion planned for the fourth quarter of 2027. In addition, the site concept includes a third construction phase.
