Residential developer Bonava is partnering with assetbird GmbH to digitally overhaul its land acquisition and site analysis processes. The aim of the collaboration is to capture incoming offers more efficiently, process data automatically, and relieve acquisition teams operationally when reviewing potential residential development sites.
As part of the cooperation, incoming property particulars, rent rolls, and further documents are forwarded directly to the software platform. Using artificial intelligence, the system automatically extracts relevant key figures and structures them for subsequent processing. Following a qualitative check for completeness and accuracy, an automated reconciliation with internally defined acquisition criteria takes place. All property and transaction data remains in a central database, creating a long-term accessible knowledge base for future location decisions.
Structured review processes and accelerated feedback
- —Automated capture and structuring of particulars and rent rolls
- —Qualitative data comparison with predefined acquisition profiles
- —Central development of a knowledge base from historical reviews
- —Accelerated qualified feedback to owners and sellers
Carsten Sellschopf, Head of Project Development and member of the management board at Bonava, explains the decision by pointing to a targeted focus on the operational core business. By integrating a specialised technology partner, recurring workflows can be simplified and manual data entries reduced. In this way, Bonava can deploy its human resources primarily where they achieve the greatest impact: in acquiring suitable sites and creating new living space.
The structured preliminary review also improves response times to owners and estate agents. At the same time, valuation fundamentals are documented without gaps, meeting the growing demands of institutional investors and financing banks for transparent processes. Historical assessment data remains stored in the system and can be consulted again during later site reviews.
Technology supporting human expertise
Despite the use of modern algorithms, the final decision on an acquisition remains with the developer's experienced professionals. Local market knowledge, planning experience, and the overall commercial assessment are supported by digital data processing, but not replaced.
Nico Kramp, co-founder and Chief Sales Officer of assetbird GmbH, points out that technological solutions in the real estate sector only provide measurable added value if they adapt seamlessly to the practical working methods of acquisition teams. Active since 2019, the company pursues the approach of bundling information flows and extracting structured data values from every processed land offer for subsequent investment and construction decisions.
