Rohrer Immobilien München, in collaboration with Vogel Immobilien Würzburg e.K., has successfully facilitated the sale of a centrally located commercial property in Würzburg. The purchaser of the property is a family office that identified the property as a sustainable investment. The transaction underscores the appeal of long-term let properties in established locations for capital investors.
The property in question is situated in a prime city centre location in Würzburg and comprises two independent buildings. On a plot of approximately 690 square metres, a total of around 1,530 square metres of rental space has been realised. The entire ensemble is fully and long-term occupied by DM-Drogeriemärkte, which welcomed the continued partnership with the new owners. Furthermore, the property offers documented potential for rent increases.
Structuring the Sales Process
The transaction was characterised by a particular constellation: the property was owned by two separate owners, while being operated by a single user. This posed specific requirements for structuring and coordinating the entire sales process. The successful completion demonstrates the expertise of the participating brokerage firms in complex transactions.
The cooperation between Rohrer Immobilien München and Vogel Immobilien Würzburg is based on 45 years of successful collaboration. Marcus Vogel, owner of Vogel Immobilien, initiated the joint marketing with Rohrer Immobilien. Through the nationwide DAVE (Deutscher Anlage-Immobilien Verbund) network, the property was made accessible to a broad, supra-regional investor base. Sven Keussen, managing partner of Rohrer Immobilien, commented on the successful brokering. He emphasised that the added value of long-standing partnerships becomes visible through such deals. The interplay with Vogel Immobilien Würzburg and the DAVE network enabled the identification of a precisely fitting buyer and an efficient processing of the sales process.
Appeal of Bavarian University Cities
The transaction confirms the ongoing focus of institutional and private investors on high-quality commercial properties, particularly in Bavaria's economically strong university cities. Long-term let properties in central locations remain a sought-after asset class for long-term oriented capital investors. Keussen highlighted that Bavarian university cities like Würzburg continue to hold high priority for investors. According to him, these locations combine economic stability, dynamic population development, and sustainable demand for high-quality commercial properties. He further explained that family offices specifically seek long-term let properties in established city centre locations. The current transaction illustrates that high-quality investments in Bavaria's regional centres continue to attract significant interest.
