Aurelis Real Estate GmbH has signed a long-term lease agreement with the City of Munich for a new building in the Unternehmerpark on Rupert-Bodner-Straße in Aubing. The property comprises approximately 7,000 square metres of rental space. This new building is intended as an extension for the City of Munich's BBZ Bergsonstraße and for the Municipal Vocational School for Electrical Systems and Building Technology (BS-EAGT). The transaction was brokered by Ingenus Immobilien GmbH & Co. KG.
Goldbeck was commissioned as the general contractor for the construction project. Construction is scheduled to commence this year, with completion and handover of the property set for mid-2028. Stefan Wiegand, Managing Director of Aurelis Region South, commented on the significance of this lease. He emphasised that the establishment of the vocational school complements the desired tenant mix in the Unternehmerpark and generates tangible added value for the location. He also sees potential for the resident companies, as the proximity to young professionals creates opportunities for exchange and recruitment.
Christina Schäfer, responsible for letting and acquisition in the South Region at Aurelis, explained the development of the usage concept. She highlighted the close cooperation with the City of Munich in developing a concept that reconciles the specific requirements of modern school operations with the long-term development goals of the site. This demonstrates Aurelis's flexibility in adapting spaces to different uses and individual requirements.
The Unternehmerpark on Rupert-Bodner-Straße is designed as a campus and comprises seven hall buildings with integrated office units. The Municipal Vocational School will occupy House 4, centrally located on the premises. Aurelis is developing the new commercial site in several construction phases. In the first construction phase, approximately 11,800 of the total 12,800 square metres of rental space have already been let. Tenants in this section include DB Regio AG, Vileda GmbH, and Gienger München KG. Preparation for a further construction phase is currently underway. Overall, the Unternehmerpark will encompass approximately 32,500 square metres of rental space.
The Unternehmerpark München-Aubing is being developed on a former 55,000 square metre industrial brownfield site. The location is in the immediate vicinity of the Bergson Kunstkraftwerk and the DB Regio AG Munich-Pasing railway depot. Transport links are provided by its proximity to the A99 and A8 motorways, which are only a few hundred metres away. Public transport access is via the S-Bahn station "München-Langwied" on line S3, which is within walking distance.
