The IT department of the drugstore chain ROSSMANN has leased approximately 6,000 m² of office space in the former HDI building at Buchholzer Straße 108 in Hannover-Misburg-Nord. The transaction was brokered by Angermann. This tenancy marks the start of a comprehensive modernisation effort by Berlin-based property developer AVALIS for the entire property, which comprises a total lettable area of around 19,000 m².
The aim of the revitalisation is to bring the building complex, which boasts excellent public transport links, up to modern new-build standards. As part of these measures, a DGNB Gold certification is being sought, intended to underscore high standards in terms of sustainability and construction quality. The future rental units will be individually tailored to the specific needs of respective users on a custom-made basis.
Comprehensive Modernisation and Location Development
The refurbishment work includes creating modern technical building equipment. Particular attention is being paid to ensuring adequate cooling during the summer months to guarantee a comfortable working environment. Furthermore, electromobility will be integrated as a key component of the future site concept, to meet the demands for future-proof infrastructure.
The canteen already present in the building will be brought back into operation as part of the modernisation. Instead of a traditional canteen, a modern staff restaurant is planned, which will provide a high-quality, varied and contemporary gastronomic offering. This concept will generate added value not only for the building's tenants but also for the entire Buchholzer Straße location.
The Buchholzer Straße is prospectively planned to develop into a modern office and IT campus, with the comprehensive modernisation of the former HDI building providing a significant impetus for this transformation.
