Stawski Partners is welcoming two new tenants to its Midtown office building, 1212 Avenue of the Americas. In a significant deal, the Bank of India secured a 20-year lease for 14,630 square feet, encompassing the entire 12th floor of the 24-storey office tower. This move is from its previous address at 277 Park Avenue, as announced by broker JLL.
Concurrently, global investment firm IQ-EQ Fund Services has finalised a 10-year lease for 14,132 square feet on the 14th floor of the property. IQ-EQ Fund Services is relocating from 250 West 57th Street to the new building. The exact rental prices for the building were not disclosed by JLL. However, the average asking rent for office space in Midtown stood at $85.08 per square foot in the third quarter of 2026, according to a recent report by Colliers.
Investments in Modern Office Concepts
Paul Glickman, Vice Chairman at JLL, commented on the recent developments: “Stawski Partners has consistently invested in 1212 Avenue of the Americas, always with an eye on the future needs of tenants.” He added that the first phase of the $30 million renovation modernised the building from the ground up. The current phase expands the offering with amenities and experience enhancements sought after by leading companies.
The landlord was represented in both transactions by Paul Glickman, Diana Biasotti, Greg Wang and Harrison Potter of JLL. The Bank of India was represented by Chris Helgesen, Dirk Hrobsky and Alejandro Alvarez of Cushman & Wakefield, and Joseph Hilton of Joseph Hilton & Associates. Negotiations for IQ-EQ were handled by Matthew Astrachan, Kristen Morgan, Seth Godnick and Jamie Boast of JLL.
The building already houses notable tenants, including Nardello & Co., a firm specialising in corruption investigations, which signed a 22,000-square-foot lease in November 2024.
