HanseMerkur Grundvermögen AG (HMG) has achieved significant progress in the realisation of the Markgrafen Kontor office project in Berlin-Mitte. Following the completion of excavation work on the plot at Markgrafenstraße 11 to 14, the above-ground construction phase for the planned office property is now beginning. Completion of the building is scheduled for mid-2028.
The undertaking, which is being realised in cooperation with Quantum Projektentwicklung GmbH, envisages the creation of approximately 17,100 square metres of office and commercial space. This is distributed over seven above-ground storeys and one basement level, and also includes terraces. The design of the spaces allows for high flexibility for various office and usage concepts. Furthermore, 76 car parking spaces are planned, half of which will be equipped with charging facilities for electric vehicles, supplemented by corresponding bicycle parking spaces.
Sustainability and Flexibility as Core Aspects
Malte Andes, Deputy Chairman of the Board of HanseMerkur Grundvermögen AG, highlighted that Markgrafen Kontor will develop a modern and future-oriented office location in a central Berlin position. He emphasised that the project combines high building quality and sustainable standards with flexible space concepts to create attractive long-term conditions for diverse user requirements.
The new building aims for DGNB Gold certification. Building operation is consistently geared towards sustainability and efficiency. Intelligent building technology enables, among other things, the demand-based control of room temperature, lighting, and sun protection. Complementing the office spaces, green terraces and outdoor areas on various levels provide space for breaks and exchange. A roof terrace on the sixth floor extends the view of Markgrafenstraße, the green inner courtyard, and parts of the historic newspaper district.
Location and Features
Markgrafen Kontor is positioned between Berlin-Mitte and Kreuzberg and benefits from excellent transport links as well as a diverse selection of restaurants and cafés in the immediate vicinity. Daniel J. Gedack, Managing Director of Quantum, commented on the visibility of the project's progress through the excavation of the building pit. He underlined the joint realisation of a high-quality office property that combines architectural quality, sustainability, and flexible working environments.
