Within a six-month period, Baumüller AG successfully brokered the sale of two directly adjoining commercial plots in Zwingenberg an der Bergstraße in the South Hesse region. The buyer of the total area of approximately 33,000 m² is Dietz AG, which operates nationwide. Confidentiality was agreed regarding the precise purchase price conditions.
The acquired site is located just a few kilometres from Dietz AG's headquarters, which makes the transaction of particular regional importance for the investor. The larger of the two plots covers an area of around 23,500 m² and features an industrial hall. The second area measures approximately 9,500 m² and includes an office building as well as a previously undeveloped space. The sale was carried out as part of a structured off-market transaction, involving an international company and a regional private owner as sellers.
Potential and Utilisation
The combined total area is designated for purely commercial use. The existing potential for densification proved to be an attractive factor for the investor and the future user. With the conclusion of the purchase agreement, Dietz AG was already able to secure the settlement of a new company in Zwingenberg. The area will be specifically developed for this user to create optimal conditions. Markus Engelmann, Management Board member at Dietz AG, emphasises the excellent location of the site in the immediate vicinity of the company. He states that the acquisition of both plots and the existing densification potential create optimal conditions for the sustainable development and settlement of the user.
Cooperation and Regional Ties
A key success factor for this transaction was the personal, trusting and close regional networking of the parties involved. Baumüller AG and Dietz AG share a long-standing partnership based on their common roots in the South Hesse region. Markus Engelmann highlights the personal and trusting cooperation with Baumüller AG, which significantly contributed to the smooth running of the transaction. Michael Geist, Head of Industrial and Logistics and partner at Baumüller AG, adds that this off-market deal illustrates the potential of intelligently combining adjacent plots. He further explains that securing both owners within six months was largely due to the deep regional ties of all involved parties. The collaboration with Dietz AG was described as typically collaborative and goal-oriented, which represents a strong signal for the commercial location of South Hesse.
