bauwo Grundstücks GmbH is developing a build-to-suit property in Pocking, Passau district, specifically designed for Rolls-Royce Power Systems. Rolls-Royce Power Systems, a company based in Friedrichshafen and part of the British Rolls-Royce Group, is known for developing high-speed engines and propulsion systems. Its product portfolio includes diesel and gas engines, battery systems, and emergency power systems, which are used, among other things, for data centres with AI applications.
A long-term lease agreement has been signed for the new site. The planned property will comprise approximately 15,500 m² of hall and office space, supplemented by an additional 6,200 m² of outdoor storage area. Handover to the tenant is scheduled for December 2027. The project is being realised by Goldbeck as general contractor. Standard ESG criteria are being considered in the development; the property will feature a rooftop PV system and offers the option for installing electric charging infrastructure. Furthermore, a battery storage concept is planned in collaboration with Energy Partners.
Individual Requirements and Functionality
The logistics property will be precisely tailored to the future logistical requirements of Rolls-Royce Power Systems. The usage concept envisages specific areas for goods handling, picking, packing, labelling, and quality control of emergency power generators and container solutions. Furthermore, areas for temporary storage and buffering of finished goods are planned. The processes for loading and unloading lorries and freight containers at goods in and out are also an integral part of the design. This approach aligns with bauwo's build-to-suit philosophy, where the location, property, and specific tenant needs are considered integrally from the outset.
Strategic Location in the South-East Bavarian Region
The Pocking site in the Passau district is located in the economic region of South-East Bavaria, directly on the border with Austria. Its geographical positioning between the economic regions of Munich, the Lower Bavarian Industrial Triangle, and Linz is strategically advantageous. A significant improvement in transport links will come from the new A3/A94 motorway interchange, whose official opening to traffic is scheduled for September 2027. This will provide supra-regional connectivity for the economic hub towards Munich, Regensburg, Nuremberg, and Austria.
Additionally, Pocking benefits from its proximity to Munich, Salzburg, and Linz airports and is integrated into a continuously growing commercial environment. These location factors create optimal conditions for storage, logistics, and production companies. The remaining bauwo sites in Pocking will be marketed in the future under the name "InnConnect" by lead broker Jones Lang Lasalle.
