BayernLB has taken over the financing for the new-build senior residence in Bremen-Grohn. The client is Cureus, a project developer and portfolio holder specialising in care properties. The future property will comprise 95 nursing places, 15 of which are designated for short-term care. The total investment volume of the project is in the lower double-digit million range. BayernLB is providing the largest share of the long-term financing.
The financing is provided through a combination of low-interest KfW development funds from programme 296 and supplementary bank funds from BayernLB. Construction work has already begun; completion of the facility is scheduled for early 2028. The location in Bremen-Grohn was chosen due to the identified need for nursing places. This new development will create a contemporary care facility that meets the needs of older people and strengthens the local care infrastructure.
Project Structure and Partnerships
The financing is based on a long-term lease agreement. This was concluded with a subsidiary of compassio, one of Germany's leading operators of inpatient care facilities. According to its own statements, compassio manages over 100 locations with a total of more than 11,000 inpatient places and has further projects in development. Cureus pursues a growth-oriented strategy in the inpatient care property segment and continuously expands its portfolio of modern, leased care and service-living projects.
BayernLB has been a financing partner for Cureus companies and the overarching Lindhorst Gruppe for several years. It supports their endeavours to realise new care and residential projects nationwide. Lothar Lohr, responsible for real estate financing at BayernLB, commented on supporting Cureus in creating much-needed care capacities in a growing market. He emphasised that the financing structure, consisting of a long-term lease agreement with an established operator and KfW development funds, aligns with the bank's strategy to support socially relevant real estate projects. At the same time, the long-standing partnership with the Lindhorst Gruppe in the care property sector is being deepened.

The use of KfW development funds enables the financing of an energy-efficient new build that complies with current funding standards. This underscores the commitment of BayernLB and Cureus to a modern and future-proof care infrastructure. The project will strengthen the provision of high-quality nursing places in the Bremen region and contribute to the sustainable development of care for older people.
