BayernLB has assumed the role of consortium leader, bookrunner, and mandated lead arranger in structuring extensive refinancing for the "Rheingold" logistics portfolio. This portfolio belongs to pan-European property developer VGP and is located in Germany. The total financing volume amounts to 586 million euros. The funds are being provided by a banking consortium, which, in addition to BayernLB, includes Deutsche Hypo – NORD/LB Real Estate Finance and Helaba. Each of the participating banks is providing 195 million euros.
The borrower for this refinancing is VGP European Logistics S.à r.l., a company based in Luxembourg. The "Rheingold" portfolio comprises various modern logistics properties situated at different locations within Germany. These properties are characterised by their contemporary space concepts, tailored to the requirements of warehousing, distribution, and light industrial uses. Another feature of these properties is their advantageous transport links, which support the efficiency of logistics processes.
Strengthening market position
The refinancing serves to secure the long-term positioning of the existing portfolio within a logistics market characterised by dynamic growth. This measure further consolidates the basis for stable income development of the portfolio. In a market environment marked by a continuous demand for high-performance logistics spaces, the financed portfolio significantly contributes to meeting this demand and thus supports the economic development of important locations in Germany.
The consortium banks acted as co-arrangers in this transaction, thereby underscoring the importance of logistics properties as an attractive asset class. The joint financing enables VGP to continue its strategy in the German logistics sector. This includes the provision of modern infrastructure that meets the demands of an increasingly complex supply chain and contributes to the efficiency of goods flow.
Significance for the logistics market
The involvement of such a prominent banking consortium in the refinancing of such a large-volume portfolio reflects confidence in the long-term value development of high-quality logistics properties. Particularly in Germany, a central logistics hub in Europe, the availability of modern and efficient spaces is crucial for the competitiveness of the economy. The properties within the "Rheingold" portfolio offer a solid basis for this.
