Bayerisches Immobilien Kontor (BAYIKO) has obtained planning permission for the Stromerhöfe new-build project and immediately commenced construction work. A total of 270 condominiums and four commercial units are being built on the plot at Stromerstraße 39 in Nuremberg. The total investment volume stands at around 80 million euros. Sales for the one- to four-room units have already launched.
The scheme is located in the immediate vicinity of Kohlenhof, a central inner-city development area in the Franconian metropolis. Situated between Kohlenhof, Zollhof and Nuremberg city centre, the location benefits from a growing mix of residential, commercial and urban infrastructure uses. Proximity to major employers and strong transport connections provide sound prerequisites for sustained rental demand.
Architecture by Chapman Taylor and KfW 40 standard
The Düsseldorf office of Chapman Taylor is responsible for the architectural design. The scheme comprises two building volumes that form a self-contained ensemble, blending into the surrounding existing fabric with varied facades and contemporary architectural language. The project is being constructed to the KfW Efficiency House 40 standard with the Sustainable Building Quality Seal (QNG). According to Martin Mosner, Technical Managing Director at BAYIKO, the granted planning permission and the start of construction represent key milestones in the further development of this urban location. The first apartments are scheduled for completion in May 2029.

Marketing launch and planning coordination
Parallel to the structural works, the company is recording positive market response. As Bernd Horndasch, Managing Director for Project Development and Sales at BAYIKO, reports, the first purchase agreements were notarised shortly after marketing began. The combination of energy-efficient construction, tax frameworks and the inner-city location is meeting with strong interest from both owner-occupiers and investors. Based on the current volume of reservations, the company expects to sell around 15 to 20 per cent of the apartments by the end of the year.
The planning framework was established in close coordination with the City of Nuremberg. The developer highlights the constructive cooperation with the municipal authorities, which enabled urban planning requirements to be swiftly aligned with the project's objectives.
