Blackshore GmbH is developing a residential project in Berlin-Spandau in cooperation with the Trockland Group and has agreed a forward deal with STADT UND LAND Wohnbauten-Gesellschaft mbH. The property, located at Schönwalder Straße 57, comprises 63 barrier-free and eligible residential units with a total rental area of approximately 4,132 square metres. Upon completion, STADT UND LAND will take over the project on a turnkey basis into its portfolio.

With this acquisition, STADT UND LAND aims to allocate the completed residential units primarily to employees of the State of Berlin and its state-owned companies. This measure is part of a specific agreement with the Senate Department for Interior and Sport. The necessary building permit has already been granted. Construction is planned to commence shortly, with completion anticipated for summer 2027. GOLDBECK has been appointed as the general contractor.

The project's residential mix includes units ranging from 1- to 5-room flats. All flats will be designed to be barrier-free and eligible for subsidies, thereby creating permanently tied-up affordable housing in the Spandau district. Toğrul Gönden, Managing Partner of Blackshore GmbH, stated that robust partnerships and clear exit structures are important in the current market environment. The collaboration with Trockland and the conclusion of the forward deal with a municipal portfolio holder reinforce the company's strategic approach.

Heskel Nathaniel, Co-Founder and Chief Executive Officer of Trockland, emphasised that urban development requires collaborative commitment, aiming to create a vibrant community and liveable neighbourhoods. He referred to the capacity, in partnership with Blackshore, to generate urgently needed housing for STADT UND LAND. Stephan Machulik, State Secretary for Housing and Tenant Protection, underscored the importance of new construction of affordable housing as a central objective of the Berlin Senate. The 63 new residential units on Schönwalder Straße contribute to providing housing for state employees, which helps in attracting and retaining qualified staff for the State of Berlin.

Natascha Klimek, Managing Director of STADT UND LAND, highlighted that turnkey acquisitions represent an important and effective component for rapidly expanding the supply of affordable and permanently tied-up housing in Berlin. She explained that the project in Spandau demonstrates the possibility of securing subsidised flats for the portfolio early through reliable partnerships, thereby making a substantial contribution to the city's housing supply. Ingo Malter, also Managing Director of STADT UND LAND, added that Berlin continues to require reliable, affordable housing. Since 2014, STADT UND LAND has significantly expanded its portfolio through 7,418 new-build flats and 7,268 acquisitions. By 2035, the total portfolio is expected to grow to around 56,500 flats. Projects like the Spandau endeavour are an integral part of this long-term plan, strategically combining new construction, turnkey acquisitions, and existing stock development.
