BOSSELER & ABEKING Immobilienberatung GmbH has completed the brokerage of a property ensemble in Augsburg. This involves two apartment buildings in the Antonsviertel, a sought-after residential area south of Wittelsbacher Park, which is characterised by its traffic calming measures and walking distance to the Old University.
The property, built in 1906, comprises a total of 18 residential units. Due to past renovation measures, it is in good condition and boasts high energy efficiency. Mr. Andreas Köhler, managing partner of the consulting company, stated that the property is ideally suited for long-term private capital investors. The purchasers in this transaction belonged precisely to this group and acquired the property with a view to private pension provision.
Value creation potential for purchasers
Mr. Philip Eilmer, as a member of BOSSELER & ABEKING's management board and responsible for this brokerage, explained that significant value creation potential exists for the new owners. This is based on several vacancies, a conversion unit, and a number of older tenancy agreements whose adjustment had been neglected so far. The realisation of this potential can occur staggered over the coming years and does not need to happen under immediate pressure.
The seller was an heirs' association from Augsburg. The buyers were private investors from Augsburg and Switzerland. Confidentiality regarding the terms of the purchase price and the precise address was agreed upon between the parties.
