CapMan Real Estate has sold a logistics property in Mölnlycke, Sweden, to a fund managed by Areim. The transaction concerns a property that was previously part of the “Nordic Property Income Fund” managed by CapMan Real Estate. Mölnlycke is considered an established logistics and commercial location, characterised by its immediate proximity to the centre of Gothenburg.
The property in Mölnlycke, located in the Västra Götaland region, has a lettable area of approximately 7,100 square metres. It was completed in 2017. A significant advantage of the location is its excellent visibility and direct access to trunk road Riksväg 40. This represents one of the major transport axes connecting Gothenburg, Jönköping and the Stockholm region.
CapMan Real Estate acquired the property in 2022. During the holding period, various measures were implemented to improve environmental performance. These included successful BREEAM certification with a “Very Good” rating and the installation of a photovoltaic system on the roof. The sale was completed above the last determined property value, which demonstrates the consistently high demand for appropriately situated logistics properties.
Development and Leasing of Further Properties in the Region
Parallel to this transaction, CapMan Real Estate has developed another logistics property in the same Swedish region. This project, which is allocated to the value-add fund “CapMan Nordic Real Estate III”, comprises an area of approximately 45,000 square metres. This larger property was completed in the summer. Due to positive market demand, 50 percent of the space has already been leased to the electrical wholesaler Rexel. The leasing of the remaining units is ongoing.
