Brera Serviced Apartments is expanding its portfolio and entering Berlin, one of Germany's central real estate markets, for the first time. As part of the Midstad Berlin Schloßstraße transformation project, the company will operate a total of 56 fully furnished apartments. The units are located at Schloßstraße 122–125 in Berlin-Steglitz. Completion of the apartments is expected by the end of 2027.
The apartments in question range from 20 to 45 square metres and are each equipped with their own kitchenette. For Brera, the presence in Berlin is not merely an expansion of its existing locations but a strategic entry into one of the most significant real estate markets in the Federal Republic.
The Midstad project as a multifunctional complex
The Midstad project is characterised by its conception as a mixed-use building. The former commercial property has been undergoing transformation since 2025 into a complex that combines flexible uses such as office spaces, retail, fitness areas, and the newly integrated serviced apartments. Peek & Cloppenburg remains a long-term tenant on the lower floors of the building.
From the first quarter of 2027, a FITSEVENELEVEN fitness studio, including a wellness area spanning approximately 1,300 square metres, will also move into the property. The overall concept is complemented by green roof terraces, offering a view of the 'Bierpinsel' (Beer Brush) tower, and a targeted 'Very Good' BREEAM certification. The project's goal is to create a multifaceted space that meets various requirements.
Matteo Ghedini, founder and CEO of Brera, stated that Berlin is an economic and innovation hub of European importance, making this step a logical progression for the company. He emphasised that locations are chosen specifically based on criteria for strategic portfolio additions and added value for guests. Dr. Kevin Meyer, Managing Director of Midstad, sees Brera as the ideal partner for the project. He explained that the apartments would perfectly complement the use mix and contribute to increasing footfall in the building, particularly highlighting the synergistic interplay of work, retail, fitness, and temporary living as the project's central added value.
