A period of subdued yet steady value appreciation is emerging for the UK residential property market over the coming years. According to current surveys and model calculations by estate agency network Connells Group, a nationwide increase in residential property prices of 1.5 per cent is expected for 2027. This assessment forms part of a multi-year outlook that anticipates a gradual strengthening of price momentum.
The start of this multi-year cycle is marked by 2026, for which the estate agency projects an increase of 1.0 per cent. With the 1.5 per cent rise forecast for 2027, the upward movement gains some pace, yet remains at a comparatively moderate level across the UK market as a whole.

In the subsequent years, UK house price growth is expected to continue according to the projections. For 2028, Connells Group forecasts a price increase of 2.5 per cent, marking the strongest growth across the entire observation period. For 2029, a slight deceleration in the rate of price growth to 2.0 per cent is then projected.

- —2027: forecast price increase of 1.5 per cent
